SHEET / 02 — DELIVERY MODEL
A disciplined four-phase path from insight to execution
Every service engagement follows the same sequence—clarify the objective, validate constraints, advance approvals and design, then execute with documented decisions. You get fewer surprises, tighter timelines, and clear accountability.
P-01
Define
Align on goals, decision makers, schedule, and success metrics—then document scope, assumptions, and key risks before work begins.
P-02
Validate
Confirm feasibility with real constraints: zoning, site conditions, utilities, program, and pro forma implications—so choices are grounded early.
P-03
Advance
Move entitlements and design forward in parallel, coordinating with municipalities and consultants to keep momentum and protect the schedule.
P-04
Deliver
Drive execution through documentation, bid support, and owner-side guidance—tracking decisions, cost, and constructability through closeout.
SHEET / 03 — SERVICE FAQ
Frequently asked questions about scope, fees, and deliverables
Clear answers on how we engage—from due diligence and entitlements through design and execution. If you’re evaluating a site or need approvals support, we’ll help you define the right scope fast.
Q-01
Do you help before we’re under contract on a property?
Yes. We often start with Development Intelligence during acquisition—site and zoning constraints, entitlement pathway, yield/parking checks, utility and access considerations, and early risk flags. You’ll get a practical read on feasibility so you can negotiate, re-trade, or move forward with confidence.
Q-02
Can you handle entitlements and municipal approvals end-to-end?
Yes. We map the approvals strategy, coordinate pre-application meetings, prepare submittals and exhibit packages, and manage agency comments through hearing and decision. We keep momentum by aligning design, civil, and consultant inputs to the jurisdiction’s process and timelines.
Q-03
What’s the difference between your architecture and advisory services?
Architecture delivers the drawings, coordination, and design leadership needed for permitting and construction. Advisory focuses on owner representation and decision support—scope alignment, consultant selection, pro forma and schedule impacts, risk management, and execution planning—often alongside your internal team.
Q-04
How are fees structured—fixed fee, hourly, or retainer?
Most defined scopes (concept validation, entitlement packages, architectural phases) are quoted as fixed fees tied to clear deliverables and assumptions. Ongoing owner-rep or development advisory is typically monthly retainer or time-and-materials with an agreed cadence and not-to-exceed controls.
Q-05
What do we receive at key milestones and at handoff?
You receive clear, decision-ready deliverables: feasibility and constraints memos, entitlement matrices and schedules, meeting notes and action logs, concept/site plans, submittal-ready drawings/exhibits, and coordinated permit responses. At handoff, you get organized files and a complete project record you can execute with confidence.
DOC / 04 — PROJECT INQUIRY
Send the brief. We’ll map the path to approvals and delivery.
Share what you’re evaluating—site, program, schedule, constraints, and where you are in entitlements. We’ll respond with next steps, a clear scope, and the right team lead to move quickly and reduce risk.
